KNR Property Management is a locally owned property management company based in Gainesville, Florida, serving rental property owners and investors throughout North Central Florida and expanding into Florida's Nature Coast.

We manage single-family homes, condominiums, multifamily properties, traditional residential rentals, and student housing. Our portfolio includes hundreds of rental units and student bedrooms, but we still believe good property management comes down to something pretty simple: answer the phone, tell people the truth, take care of the property, and do what you say you're going to do.

That sounds simple enough. Anyone who has owned rental property for more than five minutes knows it isn't always easy.

How I Accidentally Became a Property Manager

I didn't grow up dreaming about maintenance calls, lease renewals, air conditioners going out in August, or carrying an emergency phone.

Property management found me.

I had been a real estate agent for about ten years and then a broker for five years when, in February 2020, I was sitting at a Willie Nelson concert in St. Augustine.

Somewhere in the middle of what should have been a perfectly good evening, I got a phone call.

The new property manager we had hired had decided he couldn't handle the job. He was going back to his previous employer, and he had left the company phone sitting at the office.

I spent the rest of the concert worried sick.

What if a tenant had an emergency? What if there was a water leak? What if someone needed help and nobody answered?

So Sunday morning, I drove back to Gainesville, picked up the phone, and I've been carrying the property management torch ever since.

I learned quickly that property management is not just collecting rent and sending out maintenance vendors.

You're taking care of someone's investment.

You're dealing with people's homes.

You're helping owners make decisions that can affect their financial future, and you're working with residents who deserve to be treated fairly and with respect.

That responsibility has shaped the company KNR is today.

From One Phone to a Full Property Management Team

What started with me picking up an abandoned property management phone has grown into a team managing hundreds of traditional rental properties and student bedrooms throughout the Gainesville area.

And I certainly didn't do it alone.

Over the years, some incredibly talented people have joined KNR and helped us build better systems, improve communication, strengthen our leasing and maintenance operations, and provide the kind of property management service our owners and residents deserve.

We've learned a lot along the way.

We've managed properties through hurricanes, air conditioners that seem to know exactly when it's Friday afternoon, student turnover seasons that are not for the faint of heart, difficult maintenance situations, changing rental markets, and just about every unusual phone call you can imagine.

Those experiences have made us better property managers.

They've also reinforced something I have believed from the beginning: property management is a relationship business.

Technology and systems matter. Good accounting matters. Inspections, documentation, leasing strategies, and reliable vendors all matter.

But people still want to know who's looking after their property.

We also work with individual rental property owners, experienced real estate investors, out-of-state owners, families managing inherited properties, and owners who simply no longer want to handle the day-to-day responsibilities of being a landlord.

KNR Property Management is headquartered in Gainesville, Florida, and our roots run deep in the Gainesville rental market.

We currently provide property management services in Gainesville and selected surrounding communities throughout North Central Florida, including Alachua, Newberry, High Springs, Archer, Micanopy, and other nearby markets where we have the operational resources to serve our owners well.

We are also growing into Florida's Nature Coast, with an expanding presence in Crystal River and Citrus County.

As KNR grows, we are intentional about where we expand.

We don't believe in putting dozens of cities on a website just so we can say we serve them.

Before we enter a new market, we want reliable vendors, local relationships, operational support, and the ability to provide the same level of service our owners expect from us.
