  • What are your fees?

    To begin our services we require a $1100 new tenant placement fee and 8% – 12% of the monthly rent thereafter. There is a $600 annual renewal fee to continue our service after the first year.

  • When will I receive rent payments?

    We have a stringent screening process to ensure that your property will be filled with reliable, responsible tenants.

  • What’s the difference between full management and tenant placement services?

    We will get back to you in a maximum of 2 business days.

  • Will you help me find a good tenant?

    Yes! We advertise on multiple platforms including social media, Zillow, Trulia, and the Multiple Listing Service. We have an onsite marketing staff that works to create media content, digital and print advertising, and responds to any inquiries on social media. Once we find a potential tenant, we conduct a thorough background check looking for credit history, any past evictions, and felonies.

  • Where do you advertise my property?

    We know and adhere to the latest local, state, and federal legislation that applies to renting and managing rental properties.

  • What legally do I have to maintain on the property?

    If you are interested in a property, but unable to lease it right away, we will hold it for 7 days with a $500 nonrefundable fee. Once you begin your lease, that hold deposit will then become your security deposit.

  • How do you handle tenant maintenance requests?

    Yes, everyone over the age of 18 must complete an application.

  • Should I allow pets at my rental home?

    The property is for rent “as is,” meaning that the owner is happy with the way their property looks. If a tenant feels inclined to make improvements at their own expense, we can facilitate a conversation with the owner for permission.

  • What if a rent payment is late?

    Pets are allowed at the owner’s discretion. We have many properties that allow pets, just let the property manager know about your furry friend and we will make them a priority in your search.

  • What if a tenant damages the property?

    The cost of repairs are deducted from the tenant security deposit.
