    Before marketing a rental property, KNR evaluates the property's location, condition, amenities, current competing rentals, available inventory, seasonal demand, and other market factors that may affect rental value.


    We prepare the property for marketing, create and distribute rental listings, respond to prospective resident inquiries, coordinate showings, and monitor the market's response.


    Inquiry volume, showing activity, 

    applications, prospective resident feedback, and competing properties provide valuable information throughout the leasing process. When the market indicates that a change should be considered, we communicate with the owner and may recommend adjustments to pricing, incentives, property condition, or marketing strategy.


  • Tenant Screening & Application Processing

    KNR processes rental applications using established qualification criteria and applicable fair housing laws.


    Depending on the property and rental criteria, screening may include income verification, credit history, rental history, eviction history, background screening, identity verification, and other applicable qualification requirements.


    Applicants are evaluated consistently according to the established rental criteria for the property.


    No screening process can eliminate every risk, but careful application processing and consistent screening standards are an important part of protecting rental properties and establishing successful landlord-resident relationships.

  • Professional Leasing & Lease Administration

    A well-managed rental property requires more than finding a tenant and handing over the keys.


    KNR coordinates lease preparation, required documents, signatures, guarantor requirements when applicable, move-in procedures, lease records, renewals, notices, and other administrative responsibilities associated with the tenancy.


    Our lease documents are prepared with the guidance of legal counsel and updated as laws, requirements, and management practices change.


    Throughout the tenancy, our team maintains property and lease records and helps owners navigate the administrative responsibilities that come with managing rental property.


  • Regular Property Inspections

    KNR believes regular property inspections are an important part of protecting rental properties and identifying potential problems early.


    Our occupied residential properties are generally inspected quarterly in accordance with the management agreement, lease terms, applicable law, and KNR procedures.

    During inspections, our team documents the visible condition of the property and looks for maintenance concerns, potential water leaks, HVAC filter issues, smoke detector concerns, lease violations, exterior conditions, and other items that may require attention.


    When concerns are identified, they can be documented and addressed with the property owner, resident, or appropriate vendor.


    Property inspections are visual assessments and do not replace specialized inspections performed by licensed contractors or other professionals when those services are needed.


  • Maintenance Coordination & Emergency Reporting

    Residents can submit maintenance requests through KNR's property management system, allowing our team to document issues, communicate with residents, coordinate vendors, and maintain records of work performed.


    Maintenance requests are reviewed based on the nature and urgency of the problem.


    For non-emergency repairs, KNR follows the authorization limits and procedures established in the property management agreement. 


    When significant repairs or unexpected property issues arise, we communicate with the owner and provide available information to help them make informed decisions.


    Residents also have a process for reporting property emergencies outside normal business hours so urgent situations can be evaluated and appropriate action taken when necessary.

  • Rent Collection & Owner Distributions

    \KNR serves as the primary point of contact for residents throughout the tenancy.

    Our team responds to resident questions, coordinates maintenance communication, documents concerns, monitors lease compliance, addresses reported violations, and handles other day-to-day matters associated with the landlord-resident relationship.

    We believe residents should be treated fairly, professionally, and with kindness while lease requirements and property standards are consistently enforced.

  • Resident Communication & Lease Enforcement

    KNR serves as the primary point of contact for residents throughout the tenancy.


    Our team responds to resident questions, coordinates maintenance communication, documents concerns, monitors lease compliance, addresses reported violations, and handles other day-to-day matters associated with the landlord-resident relationship.


    We believe residents should be treated fairly, professionally, and with kindness while lease requirements and property standards are consistently enforced.

  • Lease Renewals & Rental Rate Recommendations

    KNR monitors upcoming lease expirations and communicates with owners and residents regarding renewal opportunities.

    Before making a renewal recommendation, we review current rent, market conditions, property performance, resident history, owner goals, leasing activity, and other relevant factors.


    Our goal is to help owners make informed renewal decisions while considering market rent, resident retention, vacancy risk, turnover expenses, and the long-term performance of the rental property.

    Owner Accounting & Financial Reporting

    KNR provides property owners with access to financial reporting through the online owner portal.


    Depending on the property and reporting period, owners may receive or access owner statements, income and expense information, transaction details, maintenance expenses, invoices, and other financial records associated with their rental property.

    We encourage owners to review their statements regularly and contact our team with questions.


    Property owners should consult their CPA or tax advisor regarding tax planning, deductions, depreciation, entity structure, and other tax matters.


Straightforward Property Management Pricing

We believe property owners should understand what professional property management costs before deciding whether a company is the right fit.


KNR Property Management's standard fee structure includes a $1,100 new tenant placement fee when we market the property, screen applicants, prepare the lease, and place a new tenant.


After a tenant is placed, our ongoing management fee is generally 8%–12% of the monthly rent, depending on the property type, number of units, portfolio size, location, and level of service required.

If the existing tenant renews the lease, there is a $600 lease renewal fee to cover preparing the updated attorney-written lease, updating our systems and records, processing the renewal, and completing the related administrative work.


If the tenant does not renew and KNR must market the property and place a new tenant, the new tenant placement fee applies instead of the lease renewal fee.
